Marshalltown Medical and Surgical Center, Marshalltown, IA

CGA began working with the owner and design team on the new MMSC campus in December 2013.  The new facility will be located on 27.4 acres in the southwest quadrant of the intersection of US Highway 30 and Iowa Highway 14 (S. Center Street).  CGA assisted the owner and developer with platting of the lots, including an outlot for future lease; Traffic Impact Study; city street development; coordination with city staff; coordination with public and private utilities, including easements; coordination with neighboring properties; and sidewalk deferment application.

CGA worked with the design team and contractor to complete an early release site package released in the beginning of Februrary 2014.  The early package included rough grading the entire site to balance dirtwork, construction of storm water detention facilities, partial storm sewer design, sanitary sewer design, water main design, and preliminary public infrastructure plans.  The early site package occurred after a Traffic Impact Study was prepared for the IDOT analyzing existing and proposed development conditions along Highway 14 and Highway 30 east-bound ramps.

Site design was completed on the project in April 2014.  CGA worked with the design team to set the basement and main floor elevations with respect to drainage and sanitary sewer flowlines.  Civil/Site design included storm water calculations, public and private utilities, public roadway, private access roads, loading docks, patient drop-off areas, 276-stall parking lot, grading, and coordination with the landscape architect.

The building is planned to be constructed over three phases with consideration for a fourth phase in the future.  Phase I is anticipated to be completed in 2015.
